What should I know before I move
in?
A lease is a basic agreement between you and the owner of the
community. The lease is legally binding and enforceable through the
legal system. If you choose to move out before the end of the lease
terms, you could still be responsible to pay the remainder of the
lease agreement or a termination fee of two months’ rent.
What deposits are required?
Generally a deposit will range from $250 for a 1bedroom/1bath; $350
for 2 bedroom/2.5 bath; $550 for a 4 bedroom/2.5 bath; up to 1
month’s market rent. Deposits will be refunded after final
inspections are completed with no damages to apartment.
Is renters insurance required?
No, however it is encouraged. Renters insurance is a policy you can
purchase to protect your personal property as the
management/landlords is not responsible for replacement to tenants.
Replacement of your belongings if they are damaged, lost, or stolen
could be covered. TCC does promote any specific insurance coverage
company to use.
What type of apartments are
available?
The Gardens Apartments offers 1, 2 and 4 bedroom apartments.
What is close by?
We are minutes from shopping at the Oaks Mall, as well as dining
and entertainment options on Archer and Newberry Road.
When is rent due?
Rent is due on the 1st of each month and considered late after the
3rd. A late fee of $50 is due on the 4th, and $10.00/day every day
thereafter. Online rental payments can be done through the Resident
Portal.
Do you allow short-term leases?
We offer lease terms ranging from 8-13 months. For any lease term
under 11 months, there are additional charges.
What is your pet policy?
We are pet friendly with no breed restrictions up to 80 lbs. The
pet fee ranges from $250-$350, and pet rent ranges from $25-45.
Both pet fee and pet rent are dependent upon the age and weight of
your pet.
What if I want to transfer during my
lease?
We can do that! We will need to 1st inspect your current unit and
you will need to pay a $350 transfer fee.
